Vicinity Centres has opened the first stage of a $240 million redevelopment of Morley Galleria, more than 13 years after the project was first announced.

Morley Galleria is a suburban shopping centre in Morley, in Perth’s north-eastern suburbs, and has been the focus of repeated redevelopment plans over the past decade.

The capital works program, valued at $240 million, represents a significant investment in the centre’s infrastructure and retail offering.

The redevelopment’s long gestation, with major plans announced 13 years ago, means today’s opening follows an extended planning and delivery period.

The project is being delivered by Vicinity Centres, which owns and manages a portfolio of shopping centres around Australia.

Opening the first stage brings parts of the upgraded centre into operation, with elements of the new build now trading and available to local shoppers.

The construction phase has supported activity in the local building sector, and the operating stages are expected to add retail and service roles as tenants start trading from the new space.

Morley Galleria serves a broad catchment across Perth’s northern suburbs, so changes to the centre’s offering are likely to affect footfall patterns and competition among nearby retailers.

Further stages of the redevelopment are planned, with the remainder of the works to be brought online in phases as the project progresses.

The opening signals a renewed focus on suburban retail assets as centre owners adapt to demand for refreshed shopping environments and new tenant mixes.
